The Total Transformation

This once empty beachfront property in Long Branch, NJ, is getting a TOTAL transformation. And by total, we mean not one, but two contractor companies occupying the lot regularly and often simultaneously. We’ve got the pool covered, while Monmouth Custom Builders handle the house build. While we don’t play favorites, this 22’ x 53’ gunite pool with a built-in spa and sundeck is going to be one for the books!

The First Steps (and the Challenge)

Each waterfront property can present its own unique challenges. For this one, it’s the sandy soil—due to its close proximity to the beach. After breaking ground in spring 2025, it was time to tackle this added challenge. Since the rebar needs to be against a solid, straight wall surface, our crew basically had to over-dig and create a wood form/structure to keep it all stabilized. Once that was complete, it was time for the rebar cage!

Work. Inspection. Pass. Repeat.

Within the rebar cage the grounding points had to be connected. The entire cage is bonded electrically for safety, ensuring that if a lightning strike or stray voltage ever occurs, the energy is safely dispersed—protecting anyone using the pool. Before any more work can begin, the township must inspect and approve everything completed up to this point. With a passing inspection, it’s time for plumbing—where this project gets especially interesting. Most of the plumbing runs directly through the rebar cage, except for the spa, which features a more intricate network of pipes. What really sets this pool apart is its gutter system running all along the outside edge. Keep reading to see how this gutter system comes into play for the overall design!

Next Up: Gunite Day

Once plumbing is installed, pressure tested, and cleared by another inspection, the next major milestone begins: gunite day. Not to be confused with shotcrete or a common concrete, a gunite pool consists of a dry sand, a portland mix, and water mixed right at the nozzle and shooting out at a high velocity. This allows the gunite to stick to itself and build up. The gunite is then shaped and smoothed as needed. On this particular project there were two Tri State Gunite crews—about 10 people per crew. There were two trucks per crew allowing them to pull materials from one as the other refilled. It kept operations running smoothly and efficiently.

It doesn’t take long for the gunite to harden but don’t be fooled! It takes about 30 days for the gunite to fully cure and be ready for the next step: waterproofing.

What Sets this Pool Apart

Unlike most gunite pools that include tile and coping, this design skips both! Typically, tile helps protect the plaster from cracking when exposed to air. This pool doesn’t need it—thanks to its Lautner edge design. It’s engineered to appear overfilled, with any overflowing water going into the gutter system. This keeps the plaster fully submerged at all times, eliminating the need for tile. Even more unique: the patio will come right up to the pool’s edge, with no traditional coping. The water will meet ground level, blending seamlessly with the surrounding patio.

Another standout feature is the euro edge around the spa—subtly angled to make the spa a part of the pool, without the obvious appearance of a dividing wall. Once complete, the water will maintain a calm, glass-like surface over the entire pool, with any water movement flowing into the gutter, keeping that smooth, uninterrupted appearance.

Overall this has been quite the exciting project and we’re enjoying seeing it come to life. We can’t wait for our clients to have this thoughtfully designed pool all complete and ready to be enjoyed for summers to come.

From Curveball to Comeback: A Pool Liner Replacement Story

At Y.E.S. Contractors, we’re no strangers to pool liner changes—or unexpected curveballs thrown our way. Upon arriving at a client’s home in Oakhurst, NJ, our team realized this liner change was going to be a bit more complicated than usual.

Before the liner could be replaced, the pool needed a fresh layer of sand—leveled and tamped. No big deal, right? Well, this is where it got complicated…

On a typical above-ground liner change, we’d wheelbarrow sand up a ramp, allowing us to dump it directly into the pool. However, the yard layout and narrow deck entrance made that impossible. Our team had to come up with a new game plan.

After a quick store run for three pallets of bagged sand (around 120 bags weighing roughly 2.5 tons in total!) Dave and his crew got to work—moving each bag by hand into the pool. The bagged sand allowed them to transport it more easily without our usual setup.

In addition, this pool has endured 15 years of summer fun and winter weather! The age of the pool, it being sunk in the ground and the deck wrapping around half of it presented even more challenges. The older the pool is, the more fragile the parts become and the rustier the screws get. The team had to be extra careful taking apart and reassembling the pool—not only to ensure nothing broke, but also to keep the pool from collapsing in on itself.

The large deck and sunken pool also prevented them from using tools they normally rely on and it left them no choice but to do the majority of the work from within the pool, including removing any liner wrinkles.

What is normally a 2-hour job took around 6 hours to complete! The result? One extremely happy client and a well-loved pool, ready for yet another summer!

We sent Matt, our maintenance tech, out to perform maintenance on the pool. He skimmed and vacuumed the pool, tested the pool's PH levels, and added the necessary chemicals to the water. The water level was slightly high so Matt pumped some water out of the pool using the pool’s cover pump, and asked Kelly H. to leave her filter running in order to increase the pool's chlorine levels. He returned the next week and found the water had turned from green to cloudy white. Matt added flocculant to the pool, flocculant clumps together the tiny particles in the pool that cause cloudy water. Once the particles are clumped together they sink to the bottom of the pool where they can be vacuumed up. At his next visit, Matt noticed the pool’s water condition had improved significantly, he brushed, skimmed, vacuumed the pool, added acid and salt to balance the PH. By the following visit, this pool was finally sparkling and clear. Kelly H. was so excited to swim again! Thanks, Matt!

Why Did My Pool Turn Green This Winter?

If you’re opening your pool expecting crystal clear, summer ready water, you might be surprised when the cover comes off. At this point, you might be thinking, where did I go wrong? There are a few reasons why this may have happened.

1. The Way You Close Your Pool is the Way You Open It! If you have leaves or algae in your pool when you close it, those things aren’t going anywhere. If you have your pool professionally cleaned, or clean it thoroughly yourself before your pool closing, you have the best chance to open your pool to cleaner and clear water.

2. You Didn’t Have Your Pool Professionally Winterized. This is the biggest cause of green water. When you hire a professional, they make sure they are taking the proper steps to close your pool. They are checking your water chemistry and they are making sure there is adequate sanitizer to keep your pool blue all winter long. It is important to make sure that your pool water is balanced, and that the perfect amount of shock and algaecide is applied to the water to prepare your pool for the winter! It all boils down to the way your pool looks at the closing to ensure the best outcome when opening it the following season. Y.E.S offers cleanings prior to your pool closing, so your pool has the best chance of opening blue. Now, there are other factors that turn your pool water green, that even a professional closing can’t prevent.

3. Your Cover is Too Old or Damaged. If you had your pool professionally winterized, and your pool has turned green throughout the winter, this may be a signal that it’s time for a new cover. Pool covers can get less effective throughout years of sun exposure and general wear and tear. If the cover is damaged or warn, it \ allows UV rays to penetrate the water. Chlorine breaks down in the presence of UV light, so the more sun exposure your pool has, the less chlorine remains in the water. Additionally, a cover with any tears or even pinholes in it may allow rain, snowmelt, and other contaminants from entering the pool, compromising the water chemistry.

4. You Have a Mesh Cover or Drain Panels. A solid safety cover is the best way to keep your pool clean and clear all winter long. These covers keep out harmful UV rays, winter air pollution, and block the rain and snow, maintaining water chemistry all winter long. A mesh cover does not block as much sun as a solid cover and it allows all the water and snowmelt to enter the pool, which makes it almost impossible to keep clear blue water over the winter. Similarly, a solid cover with drain panels allows microscopic contaminants into the pool throughout the winter, consuming the chemicals and enabling the water to turn green. Mesh covers are still a great option, and remove the arduous task of pumping water off your cover; however they are not ideal for maintaining water chemistry throughout the winter.

5. It Was a Warm Winter. If you live in New Jersey, you are no stranger to the unpredictable winters that we have. It has stayed warm well into October, with frequent large fluctuations in temperature. When the weather outside is above 50 degrees, the pool is at risk for being an algae breeding ground. Winterizing chemicals do a great job of warding off this growth; however this consumes the chemicals leaving your pool vulnerable.
